How the Calculator Works
Enter the current principal limit on your existing HECM, the estimated initial principal limit for the proposed refinance, and the total refinance cost. The calculator compares those figures and shows how much the principal limit increases and how much of that increase remains after the entered transaction cost.
Principal-Limit Increase
The principal-limit increase is calculated as:
Proposed Initial Principal Limit − Current Principal Limit
Net Benefit After Refinance Cost
The calculator then subtracts the total entered refinance cost:
Principal-Limit Increase − Total Refinance Cost
HUD Cost Screening
For the counseling-waiver cost screening condition, the calculator compares the increase remaining after refinance costs with the transaction cost. A result of 5× means the remaining increase equals five times the entered refinance cost.

What Do the Results Mean?
A larger principal limit does not automatically mean refinancing is appropriate. Transaction costs reduce the additional benefit of the new loan. The calculator therefore shows both the gross increase and the increase remaining after the entered refinance cost.
The counseling-waiver screening result should not be interpreted as approval to refinance or an official waiver determination. Actual HECM figures, loan eligibility, counseling requirements, available proceeds, interest rates, closing costs, and other loan terms must be confirmed through the appropriate lender and HUD processes.
Why Might Someone Refinance a HECM?
A borrower may investigate refinancing after changes such as increased property value, different interest rates, or higher applicable lending limits. Whether refinancing is beneficial depends on the individual loan figures and transaction costs.

Does this calculator estimate my new HECM principal limit?
Not in this version. It compares principal-limit figures that are already available to you. A full HECM principal-limit estimator requires additional HUD calculation inputs and policy data.
